The booking terms and conditions
In order to secure your holiday date we require a non refundable deposit of £75 per person.
We allow a 7 day cooling off period, providing your holiday date is at least 60 days away and offer a full refund.
Your balance is due 12 weeks prior to departure and no refund is offered 7 days after booking.
We also require a £500 security deposit prior to your stay which will be refunded to you within 2 days of your return provided the group adhere to our terms:
- there are no breakages, damage to the property or its content beyond normal wear and tear.
- All debris and rubbish need to be placed in bins provided and soiled dishes are cleaned prior to departure.
- Keys are returned to the key safe and should be secured
- No linens are lost or damaged
- No additional cleaning is required for the inside of the villa, swimming pool or outside area
- The renter is not evicted due to bad behaviour by the representative of the owner or local law enforcement
We unfortunately do not accept stag groups.
COVID / PANDEMIC Cancellation Policy:
We know that booking a holiday is challenging. Whilst a pandemic is recognised by the government, we are supporting our guests with a policy to protect you against being unable to travel due to government restrictions. This is often an ever changing situation and we are responding accordingly. Therefore if the UK government prevents you to travel to Portugal we will fully credit your payment to another booking subject to availability and price difference.
We do not offer refunds and if you are disinclined to travel for any other reason this will be seen as a cancellation and no refunds or moving of non refundable deposit is offered.
Written exceptions: Any exceptions to the policies mentioned must be approved in writing in advance.
War: In an event of war which could affect your holiday in Portugal we will fully credit your payment to another booking subject to availability and price difference.
Maximum Occupancy:
The maximum number of guests is stipulated on your original booking form. Any party found to be housing more than the maximum occupancy agreed will be found immediately in breach of contract.
Insurance: It is your responsibility to ensure that you are adequately insured for the duration of your stay and we will not accept responsibility for any loss or stolen personal items and personal injury.
Cancellation Policy
Your initial deposit to secure the booking is non-refundable after a 7-day cooling-off period from the date of receipt of this booking form.
If you do not agree with these terms, you must notify us in writing within this 7-day period. After this time, the booking will be considered accepted and no cancellations will be permitted.
The final balance is due 12 weeks prior to your arrival date, unless otherwise agreed in writing. If full payment is not received by the due date, we reserve the right to cancel your booking and retain all monies paid. No refunds will be issued.
Travel Insurance
Guests are required to ensure that they have comprehensive travel insurance in place at the time of booking. This should cover, but not be limited to:
- Illness or injury (including COVID-19 or other pandemics)
- Death
- Flight cancellations or changes
- Airline or transport disruption
- War, terrorism, or civil unrest
- Government restrictions or travel advisories
- Fuel shortages or transport strikes
- Any other force majeure or unforeseen circumstances
- Personal reasons or inability/unwillingness to travel
We strongly recommend that your policy includes cover for cancellation and curtailment for all of the above.
Force Majeure & Exceptional Circumstances
Villa Sereia shall not be held liable for any cancellations, delays, or inability to fulfil the booking due to events beyond our reasonable control. This includes, but is not limited to:
- War or threat of war
- Acts of terrorism
- Government-imposed travel restrictions or bans
- Pandemics or public health emergencies
- Natural disasters
- Fuel shortages or transport disruption
- Utility failures or infrastructure issues
In such circumstances, refunds will not be issued.
Date Changes & Flexibility
In the event of a government-imposed travel ban (such as COVID-19 restrictions) that legally prevents travel to Portugal for your booked dates, we will allow your non-refundable deposit to be transferred to an alternative date, subject to the following conditions:
- The new date is subject to availability
- Any difference in price must be paid
- Only one date change is permitted
- You must notify us at least 4 weeks prior to your original arrival date
Outside of government-imposed restrictions, if you are able to travel but choose not to (including concerns about travel, weather, or personal preference), this is considered disinclination to travel. In such cases, no refunds or date changes will be offered.
Exceptional Discretion
Under extreme and unforeseen personal circumstances, we may, at our sole discretion, consider transferring your booking to an alternative date. This will:
- Be subject to availability
- Be subject to any price difference
- Be limited to one change only
This is not guaranteed and will be assessed on a case-by-case basis.
